Frequently Asked Questions
What is RentalHistory.net?
An easy, affordable way to help protect yourself against bad renters and to find better ones.
How do I benefit?
It's a list of bad renters. Join in and get access to the list, potentially saving you hundreds of dollars.
How does it work?
It's simple. The list of bad renters will grow as more landlords join in. Then everyone who is a participating landlord will get year round access to the entire database. It works best if we band together and share our bad tenant info with each other.
How do names get on the list?
As each landlord joins, he or she adds their tenant info into our easy access control panel.
Can I add good renters to the list?
You bet! We want to help you find the best renters possible. When you give the renter a positive rating, the computer will give the Green light!
Can someone be removed from the list?
Yes, in some cases. If the tenant has made good with the former landlord and that same landlord feels that they should be removed, then they can login and mark it appropriately.
How are disputes handled?
RentalHistory.net employs a List Moderator who constantly monitors all activity. If there is a dispute, the Moderator will usually ask both parties to provide documentation and to seek legal counsel if an agreement cannot be reached.
How do I find out if someone is on the list?
It's easy. Type any part of their name, or their last four or even part of their date of birth into the search box at RentalHistory.net and click the button!
I don't use a computer. Will you enter my tenant info for me?
Yes, we can do it for 50 cents per tenant record entered.
What happens to the landlords that don't participate?
It seems likely that they would end up with most of the bad renters. Word will get around.
Does it matter how many units I have?
No, it's the same price for everyone. $150 per year to access the entire database anytime.
Is it legal?
Yes. All information we do store is either public record, password protected, encrypted and available only to participating landlords.
Is this site Secure? How safe is the info?
RentalHistory.net is secured by our 128bit encryption SSL Certificate and all of our information is stored behind your password protected login.
How much does it cost?
It's only $150 for full access to our full database of tenant info.
Will tenants have access to RentalHistory.net?
No. This service is exclusively reserved for Landlords.
Can I edit my listings once I have added them?
Yes, you will have full control over the information that you enter.
Will other landlords have access to my list?
Landlords cannot just view someone elses entire list. However, you are able to individually search for anyone, anytime which does draw from the entire national database of tenant info.
Can landlords share their access to RentalHistory.net with other landlords?
No shared accounts please. $150 per year is the licensing fee for each landlord. We do track every login and reserve the right to terminate your access if this policy is abused.
What if I don't want to put my tenant info in?
This service works best if everyone participates. If you need help typing your tenant info into the computer, we can help with that (50 cents each tenant record).
What if a tenant wants a printed report of his/her listing on RentalHistory.net?
Landlords can, at their discretion, provide an applicant with a printed copy of their own listing.
